No, we do not show properties prior to the approval of your application.

No, we do not reserve properties. We process applications in a first come first serve basis, providing an equal opportunity for each applicant.

You can mail or drop your payment by our office or pay by debit card online.

You must be 18 years of age and a legal citizen or have a valid US VISA.

Contact your property manager. A request will be made to the owner. Upon approval you will be required to sign a pet addendum accepting full responsibility for the pet and possible damages, as well as pay the required deposits and/or fees. Some insurance restrictions do apply with pets in certain properties.

Make an appointment to meet with your property manager. You will need to meet certain criteria to qualify for the property on your own. In addition, your roommate will need to sign an addendum vacating the property with you accepting full responsibility.

Yes. It is our goal to return you full deposit. If you clean the property has described in the move out check list and have paid all of the required rent and/or utility bills, you will receive your full deposit within 30 days of vacating.

Submit online or in person at the office a 30 day written notice. We will provide you with a move out cleaning checklist to ensure you receive your full deposit refund.

Fires, floods, lack of water or heat, any structural damage to the property would all typically be considered emergencies. The emergency line can be used if you are locked out and have no way to gain access to the property. A tenant is responsible for the costs associated with a lock out. Typical items such as: a leaky faucet, no air conditioning, no electricity to a certain area of the house would not be considered an emergency and should be reported the next time the office is open.

The owner is required to maintain certain items in the property, while some items are to their discretion. Any repairs deemed to be from the neglect or misuse of a tenant will be a tenant’s responsibility.

Any applicant who does not meet the requirements for credit and/or rental history. There are a few exceptions where a cosigner might be necessary due to additional reasons.
